Background of the Study
Smart home technology has revolutionized residential property management by introducing innovative systems that enhance convenience, energy efficiency, and security. These technologies include Internet of Things (IoT) devices that control lighting, heating, security systems, and home appliances remotely through smartphones and other digital platforms. In Kano State, a region marked by rapid urbanization and an expanding middle class, there has been a gradual shift towards the adoption of smart home technology in residential buildings (Adamu & Alhaji, 2023). This trend is being driven by growing consumer demand for modern, efficient living spaces that offer improved comfort and security features.
Smart home technology has the potential to improve property management by automating routine tasks, reducing energy consumption, and enhancing safety through surveillance and remote monitoring systems. However, the adoption of such technology in Kano State has been slow due to factors such as cost, lack of awareness, and limited access to advanced infrastructure (Suleiman & Bello, 2024). Additionally, property managers may face challenges in integrating smart technologies with existing building systems, which can complicate the implementation process.
This study will investigate the adoption of smart home technologies in residential property management in Kano State, examining the benefits, challenges, and factors influencing property managers’ decisions to integrate smart systems into residential buildings.
Statement of the Problem
Despite the potential advantages of smart home technologies, their adoption in Kano State's residential real estate market has been limited. Property managers and homeowners are hesitant to incorporate these systems due to high initial costs, technical challenges, and concerns about return on investment. This research aims to investigate the barriers to smart home adoption in Kano’s residential property market and explore the factors that influence the decision-making process among property managers and developers.
